Sometimes the urge to put your house on the market can start from just being a little bit nosey on Rightmove. You see a property that jumps out at you, and then get the idea that a move is in order. You’ve probably been thinking about moving for a while, maybe the little niggles about your current home are building and the urge to move becomes stronger. So, now you have made the decision to move, should you take the leap from being an online nosey neighbour to actually going and viewing your potential new home? Even before your house is on the market?

It is so tempting to do this but just hold your horses for a while. There’s quite a lot to consider before you go spending your weekends viewing homes. Before you go picking the phone up and booking viewings, ask yourself the following questions:

How much can you afford?

What if you find your dream house only to find out that when you do get your house on the market it isn’t worth what you thought it was? You don’t have as much equity in your current houseand your budget has consequently shrunk. Oh dear…. there goes that dream home slipping away right in front of you.

Before you go wasting your time and the home owners time with unnecessary, unrealistic viewings. You need to know what your budget is. To do this should understand what you are likely to achieve for your current property. That will give you an indication of how much you can put down against your new home (plus any savings you want to contribute). Knowing this you can speak to a mortgage advisor to find out how much the bank will lend you (if you need a mortgage). This will give you your overall budget and you will know the price bracket your new home will fall into.

There are other fees you should consider when working out your budget, stamp duty, legal costs, estate agency fees to name a few but now, at least you have an indication of what you can afford.
