As tempting as it is to tell your estate agent how much you want to put your home up for sale, it is important that you don’t let your expectations and ‘what you need’ lead you. The right price should set as soon as you put the house up for sale. The price should be true to market value and realistic. If you put your home on for too much it could stick on the market. Why it is important to set the right asking price?
Homeowners can sometimes have over enthusiastic expectations of what their home is worth. They of course see their home through rose tinted glasses as they are emotionally attached to it. Sometimes an estate agent keen to win the instruction can overvalued a property. Either way, if a home is overvalued it can do some real damage to your ongoing sale.
The first two to four weeks that your property is marketed are the most important. This is when Rightmove sends alerts out to informing people that a new property has come up for sale. Serious house hunters will check Rightmove at least once a day. Constantly keeping an eye out for their new home. If your home appeals to them, they will book a viewing. This window of time is your chance to grab your potential buyer's attention. It is important that your price does not put them off.
